Down Payment and Closing Cost Assistance Programs

CHWC offers the following programs to make homeownership more accessible to homebuyers and help them reduce the amount they have to save for downpayment or closing cost at the moment of buying a home.

Available programs are:

Federal Home Loan Bank Down Payment Assistance. Up to $15,000

 

Before applying, make sure that you meet these qualifications:

  • The homebuyer must earn 60% or below of the area median income (AMI) [1-4 people: $58,084 5-8 people: $76,684]*.
  • The household must have one or more resident who is
    • Elderly (55 years or older) OR
    • Mentally or physically disabled OR
    • Recovering from physical, alcohol or drug abuse OR
    • Living with HIV/AIDS
  • The homebuyer must live in the home for at least five (5) years.
  • All applicants must attend CHWC’s Homebuyer Education Class.
  • The home must be located:
    • In Kansas AND
    • On donated property.

At this time, CHWC is prioritizing applications that also meet the additional qualifications listed below. Applications meeting these additional criteria will be processed first.

Priority Qualifications

The total household income must be equal to or below 50% AMI.

  • 1-4 people = $ 43,300*
  • 5-8 people = $ 57,200*

Capitol Federal Closing Cost Assistance. Up to $1,500

For homes located in a Low Income Census Tract. A maximum grant of $1,500 can be applied to closing costs.  Loan must be taken with Capitol Federal. Applicants must attend CHWC’s Homebuyer Education Class. Some other restrictions apply.​​​

HOME

CHWC is proud to partner with the Unified Government's HOME program to build a limited number of homes for sale that come with up to 20% in downpayment assistance. This program is available for income qualified families interested in buying select CHWC-built homes.

Buyer will need to take CHWC’s homebuyer education class. We ask that you apply once you have received a pre-approval letter from lender and have put a contract on a house (tentative closing date). The process takes at least 45 business days to complete, so be sure to apply as far in advance of your closing date.
